How fast can you close?
Hard money and private loans can close in as little as 7–14 days once we have your documents. Conventional and FHA loans typically take 3–4 weeks. Because we’re a direct lender making our own decisions, we don’t wait on a big bank’s timeline.
What credit score do I need?
For hard money and private portfolio loans, the property’s equity matters more than your score — we regularly fund borrowers that banks decline. For conventional, FHA, and VA programs, standard credit guidelines apply, and with 50+ wholesale bank partners we can usually find a program that fits.
Do you require income documentation?
Not for every program. Our private portfolio and DSCR loans are asset-based — qualification rests on the property, not your tax returns. Self-employed borrowers and investors often choose these programs for exactly that reason.
What loan amounts do you fund?
From $50,000 up to $1.5 million, on residential, commercial, investment, and special-use properties throughout Florida.
What types of properties do you lend on?
Single-family homes, 1–4 unit residential, multi-family, warehouses, churches, schools, funeral homes, and other special-use commercial properties. If you’re not sure your property qualifies, call us — odd properties are our specialty.
Do you work with foreign nationals?
Yes. We have dedicated programs for non-US citizens, visa holders, and international investors buying Florida property.
